Phase 1 was granted detailed planning consent in June 2009. The phase is located at the southern most area of the regeneration masterplan and sits next to Sutcliffe Park to the west and Eltham Road to the south.

Construction began in September 2009 and will see the delivery of 449 new homes, 229 of which will be affordable housing and 220 for private sale. This is a mix of 3 and 4 bedroom houses and 1, 2 and 3 bedroom apartments.
